Goring Planning Concerns

The several areas of concern to Goring residents,
and to the Ilex Conservation Group, are briefly detailed here.
The Policy numbers are references to the Worthing Deposit Plan policy documents on which the map segments are based.

Eirene Road

Eirene Road

Policy CT8. The area of Eirene Road, near the Yacht Club.

To the right is the junction with George V Avenue where a mini roundabout has recently been installed.

The area is subject to flooding in wet weather. There is an opinion that this is salt water, in which case the entire sea wall needs attention. But we believe it is surface water, possibly from the lake in Courtlands.

Plans to develop land in the Sea Place / Eirene Avenue area look likely to be put on hold. There had been plans to develop the current site into nine houses, with a cafe and carpark, plus widening the promenade and to provide windsurfing and youth facilities.

It is now apparent that the cost of the scheme to Worthing Borough would not be covered by income from the development.

Courtlands

Policy MS4 Courtlands is one of the four original manor houses, and is a Grade 2 listed building. It is an environmental area of special character. It has been allowed to become run down, but has is now being refurbished as the Head Office of Bond International, a software company who have promised to repair the house and gardens in a sensitive manner..

The grounds have been whittled away, with housing on all sides, now housing is also being built in the stables right up next to the house on the west.

Shaftesbury Avenue / Robson Road

Two small groups of International Modern style houses at the junction of Shaftesbury Avenue, Goring Road, and at Robson Road. They are both designated as conservation areas.

Goring Hall Area

A complicated map with a lot of detail.

The brown hatched area is established low-density residential.

On the left is Goring Hall which is in the conservation area, is now a BUPA hospital. South of this is marked as a playing field (Policy LR9). To the west is a recreation ground in use every weekend for football or cricket, and then the Goring Gap which is in Yellow as a strategic gap.

Ilex Avenue, in green across the top of the map is a conservation area in the Worthing district part as far as the border with Ferring. We are trying to persuade Arun Council to protect the Ferring end of Ilex Avenue in a similar way, and they have promised to do this. In their own time.

Jefferies Lane is a small group of original houses of which the house of Richard Jeffries is one. The area is protected as a conservation area, as also are the areas round the Bull Inn in Goring Street, the area of St Mary's Church.

The trees in the centre of Sea Lane, Goring are an environmental area of special character and maintained by Highways from Chichester.

Polict BE24. The manor house, gardens, drive and lodge is a conservation area.

It is curious that this whole area is designated as part of Goring Parish, sticking out as it does from the Goring boundary, about half a mile wide and as far as the A27 main road.

The B9 Industrial Site

The 39 Acres in Goring Gap

More on the Goring Gap

Policy B9 - otherwise known as the 39 acres, lies in the strategic gap, between the railway line and a line drawn square with the Ferring Rife (river).

The Lib-Dem party controlling the Worthing Council are generally in favour of attracting or protecting industry in the Worthing area, and this is one of the few remaining sites that are at all possible. Over 1000 letters were received by the planning department protesting about this, and they have now agreed to withdraw the Policy.

A source of new jobs, and defence of existing jobs is certainly an attractive objective. Unless it happens to be in our back yard. And in this case it is practically in our front garden.

The strategic gap is important.

Policy B1/B3 - the area north of Northbrook College, in the plan for industry.

Industrial site near the A27

Industry at Titnore Lane near the A27

Policy B1/B4 - in the green field between the A27 main road and Titnore Lane, just east of the interchange. This area is in the plan for industry. Taking the Northbrook site and this together, and the suggested upgrading of Titnore Lane, we are concerned about the loss of character in this area.

Housing area near Goring Castle

Housing at West Durrington

Area MS3 - a planned major housing development for 800 houses, running right up to Goring Castle and absorbing a significant part of Goring Woods which is a site of nature conservation.

There would be major impact on the character of this whole area.

Castle Goring is a conservation area. The proposed housing would be built right up to the gardens. And we are also concerned that it is being allowed to fall into disrepair
